About
Planning Intelligence Chat is an open research tool that answers questions about UK planning permission for a specific address. Phase 1 covers Bristol City Council only.
What it uses
- Bristol City Council planning applications (via the council's public portal).
- National constraint data from planning.data.gov.uk — conservation areas, Article 4 directions, listed buildings, Green Belt, flood zones, TPOs.
- The Bristol Local Plan and adopted Supplementary Planning Documents.
- Planning Inspectorate appeal decisions for Bristol (LPA code Z0116).
- Geocoding via OpenStreetMap Nominatim.
What it doesn't do
It does not give planning advice, predict the outcome of any specific application, or replace consultation with the Local Planning Authority or a qualified planning consultant. Every answer is informational, cited, and framed in terms of evidence rather than verdicts.
How it works
For each question we resolve the address, look up the property's planning history and the constraints affecting it, search relevant local plan policies and appeal decisions, and ask a language model to compose an answer that cites every claim. We check that all references in the answer actually exist before showing it to you.
